All cancellations will have a charge. Please ask when you book or cancel. If you cancel less than 2 weeks before you arrive 1 nights deposit will be charged to your credit card. If you cancel 4 days prior or less before arriving you will be charged half (50%) of your total booking. If you do not show for your booking or cancel on the day of arrival you will be charge for full cost of the time booked. This will be debited to your credit card.

PEAK SEASON
(20th December - 6th February) any bookings between these dates,& all public holidays, such as Xmas, New Year, Half Iron Man weekend, Wellington & Auckland Anniversary weekends, Waitangi Day, Easter weekend, Queen's Birthday, & Labour Day. Once booked & confirmed with credit card details you will be charged the full time of your booking. We do not accept cancellations for any bookings made for these dates. If you do decide to cancel you will forfeit your deposit plus the balance of your total booking. The charged will be debited to your credit card.

NO REFUNDS ARE GIVEN IF YOU DECIDE TO SHORTEN YOUR STAY. FULL PAYMENT IS REQUIRED ON ARRIVAL OF YOUR STAY. TIME BOOKED IS TIME CHARGED.

GROUPS
The deadline date to confirm numbers of your group is 3 weeks before arriving. . If less people come to stay you will be charged for the total cost of stay of confirmed numbers even for those that do not turn up, or for some reason cancel under the 3 weeks confirmation date deadline. As we have given you a discounted price for your groups accommadation to help you with costs. We will provide bedding for the number confirmed.
